How Long Does Builders Cleaning Take?

There is no single answer — timing depends on the size of the dwelling, the number of wet areas, the level of trade residue, and which cleaning stage you're booking. Here's what Sydney builders should realistically allow in their programme.

The Key Variables

Four factors drive how long a builders clean takes on any given site: the floor area of the dwelling, the number of wet areas (bathrooms, ensuites, powder rooms, laundries), the amount and type of trade residue present, and which stage of construction cleaning you're scheduling. Each variable compounds the others. A large house with heavy trade residue and five wet areas is not just twice the work of a small house with light residue and two wet areas — it can be three or four times the work.

House Size: Single Storey vs Double Storey

As a general guide for a handover clean on a Sydney residential build under typical conditions:

  • Single storey dwelling (up to ~200m²) — allow 4 to 6 hours for a thorough handover clean with a two-person crew.
  • Double storey dwelling (200–350m²) — allow 6 to 10 hours. The additional floor area, staircase, and typically increased number of wet areas push the time significantly.
  • Larger or more complex dwellings (350m²+) — scoped individually. Some larger homes take a full two days with a larger crew.

These ranges assume a reasonable level of trade residue, standard wet area configurations, and no exceptional factors. They are starting points for programme planning, not fixed quotes.

Number of Wet Areas

Wet areas take disproportionately more time than general living areas. A bathroom or ensuite at handover typically involves grout haze removal from wall and floor tiles, shower screen cleaning, vanity and tapware polishing to remove silicone and adhesive residue, and often mirror and glass detailing. Each wet area adds 45 minutes to 1.5 hours depending on its size and complexity.

A four-bedroom home with master ensuite, family bathroom, powder room, and laundry has four wet areas. A duplex with the same configuration per dwelling has eight. That difference alone accounts for several hours of additional time.

Trade Residue Level

The condition trades leave the site in varies considerably. Some finishing trades are meticulous about their mess; others leave paint on glass, silicone smears on tapware, and grout splatter on floors. A site that has been well-managed throughout the build — with trades protecting surfaces and cleaning up after themselves — will take substantially less time to bring to inspection standard than one that has been left in poor condition.

Heavy paint overspray on windows, adhesive residue on floors, extensive plaster dust, and grouting residue that has had time to cure all add time and require specific chemical treatments. When quoting, we look at what we're actually dealing with — a site with heavy trade residue gets more time and a different scope than a well-maintained one.

Cleaning Stage: Pre Clean vs Handover vs Sparkle

The three construction cleaning stages take very different amounts of time:

  • Pre clean — generally faster than a handover clean. The focus is debris removal and dust management rather than detailed surface work. A typical single dwelling pre clean runs 2–4 hours.
  • Handover clean — the most time-intensive stage. Every surface requires detailed attention. See the ranges above.
  • Sparkle clean — the shortest stage. Assumes the handover clean has already been completed and the site is in good condition. Generally 1–2 hours for a single dwelling; this is a touch-up clean, not a full detail.
